A Letter from the President
Dear IFMA Denver Chapter Members,
As we just closed out 2025, I am filled with gratitude and pride for all that we have accomplished together. Our year concluded with a wonderful celebration at the 43rd Annual Holiday Awards, held on December 4 at the Hyatt Regency Aurora-Denver Conference Center. The Diamond Gala was a fitting finale, where we honored the remarkable achievements of our members and partners. For more than four decades, our chapter has carried forward this tradition of recognizing excellence, and this year was no exception.
I am especially proud to share that our chapter reached a historic milestone: five IFMA International Awards of Excellence. With seven submissions and five wins, we now hold more Awards of Excellence than any other chapter worldwide, across more than 130 chapters. This achievement reflects the dedication, professionalism, and collaborative spirit of our members, and it demonstrates that the Denver Chapter continues to set the highest standard of excellence within IFMA.
We also celebrated our Diamond Award winners, recognizing individuals and organizations whose contributions have strengthened our community and advanced the facility management profession. These honors, along with the Awards of Excellence, remind us of the incredible talent and commitment within our chapter.
None of this would be possible without the energy and passion of our 90 volunteers and board members. Their efforts are the heartbeat of our chapter, and I extend my deepest thanks for all they do. I am equally grateful to our partners, whose unwavering support enables us to reach new milestones and pursue opportunities.

Building a SSFP Passion Combined with Strategy

The greatest impact of my Sustainability Facility Professional (SFP) credential hasn't just been on technical operations; its greatest impact has been on my ability to lead, create, and foster a sustainability culture within the organization. It gave me the confidence and knowledge to help spearhead our internal ‘Sustainability Task Force,' where our group of employee volunteers now works to implement initiatives, educate colleagues, and achieve our organization's sustainability goals.
This is where I see the "spider web effect" in action.
The SFP taught me that sustainability isn't a siloed facilities task; it's an interconnected web that must be integrated into every part of the organization. Our job as Sustainability Facility Professionals is to grow that web by connecting with others internally. The Sustainability Task Force, for example, shares information with other departments, allowing us to weave sustainability into various aspects of the organization.
This holistic approach, which is central to the SFP, helps everyone see the connection. When I'm in a meeting, I'm not just "the facilities guy"; I'm a strategic partner.
This cultural shift is what makes our practical projects successful. They aren't just one-off FM decisions; they are part of a larger, supported strategy.
Energy: Our building-wide LED upgrade and high-efficiency equipment standards aren't just "changing bulbs"; they are a visible part of our commitment to meet Energy Star and local energy requirements.
Water: Our xeriscaping projects and new water-saving tech aren't just "landscaping." They become quantifiable, data-backed wins that the whole company can understand and support.
The SFP helped me connect my passion for sustainability with a strategic, data-driven approach that proves how our conservation efforts create a healthier, more productive team and a healthier planet. We're delivering real results for our building, our people, and our organization's mission.

Kim Lewis, HotShot Infrared Inspections
Kim Lewis has spent more than three decades helping Colorado facilities teams see what the naked eye cannot. She is the longtime leader behind
HotShot Infrared Inspections, a family-founded company that has specialized in infrared inspections for more than 40 years. That single focus is intentional and part of what makes HotShot a trusted resource for facility managers who need clear answers, fast.
Values That Fit the IFMA Community
Kim describes HotShot’s culture in straightforward terms: keep it real, be honest, take care of people. The company has never been built around being the richest shop on the block. Their priorities are to do strong work, treat clients with respect, and pay their team well so they can retain great people and deliver consistent quality.
They also support the industry through service and involvement. Kim has donated significant time to BOAC over the years and has a clear interest in increasing HotShot’s time investment in IFMA as well.
HotShot and IFMA Denver
HotShot’s partnership with IFMA has grown stronger over time. Kim shared that sponsorship has increased brand visibility and helped the company build familiarity among members through repeated, consistent exposure. IFMA has also been a meaningful relationship builder, helping HotShot connect with facility teams it would not have accessed otherwise.
Kim specifically noted that IFMA and World Workplace created opportunities to build relationships through repeated interaction, leading to stronger recognition and new client growth. With Allie joining the HotShot team, the company is also expanding its presence at IFMA events, increasing consistency and strengthening connections across the chapter. What HotShot Does
- HotShot is a third-party infrared inspection and consulting firm. They do not sell repair work, and they do not use inspections as a gateway to sell additional services. Their role is to help clients identify issues early, prioritize risk, and plan next steps with confidence.
- HotShot’s core inspection services include:
- Roof infrared surveys to help identify trapped moisture and potential failure areas
- Electrical infrared inspections to locate overheating components before failure
- Energy audits to identify building performance issues
- Power line inspections and additional infrared applications across facilities and infrastructure
- Snowmelt surveys and specialty assessments when needed
Because HotShot does not perform repairs, their recommendations are designed to stay objective. Clients get a precise evaluation of what is happening and where, without the pressure of a sales pitch attached to the findings.
How They Work
Kim and her team prioritize being easy to work with. Their approach is built around professionalism, speed, and respect for the customer’s time on site. HotShot typically prices work on a flat, per-job basis rather than charging by the hour. Their goal is simple: get in, complete the work efficiently, deliver an understandable report, and get out of the way so facility teams can keep operations moving.
Kim also brings a long view of the industry. She has watched infrared technology evolve from analog and gas-cooled systems to today’s more accessible digital imaging. Even with modern tools, HotShot stays focused on what matters most: making results easy for clients to interpret and act on.

Member Spotlight: Beth Stone
The IFMA Denver Chapter is pleased to highlight
Beth Stone in this month’s Member Spotlight. Beth is an active and enthusiastic member of our IFMA community, known for her energy, professionalism, and commitment to building meaningful relationships across the facilities management industry. We recently had the opportunity to ask Beth a few questions to learn more about her role, her company, and what drives her both professionally and personally.
1. Tenure with Current Company (Mobile Air & Power Rentals): 2.5 years
2. Company’s Services:
Mobile Air & Power Rentals provides portable cooling, heating, dehumidification, and power solutions. With rental air conditioners, cooling towers, chillers, heaters, dehumidifiers, generators, and power distribution, we can cover all temporary HVAC and power needs.
3. How do you think your partnership with IFMA has benefited you and your employer?
I’ve had the privilege of meeting and connecting with remarkable individuals through IFMA. Networking and building relationships have been an excellent experience, deepening my familiarity with the organization and its community. I’m always excited to attend the next event and continue this journey with IFMA.
4. What are some of the core values that guide you and your company?

Each winter, we organize a coat drive to provide warm clothing to those in need. Additionally, we actively partner with organizations to sponsor events.
6. Fun Facts About You:
I do all my own home renovations, and I personally love remodeling homes.
7. Most Memorable Person You’ve Ever Met:
I don’t have one person, but I always value and look up to those who lend a hand or are doing things to help our communities. There are many good people in this world!
8. Hobbies:
I’m huge into CrossFit, and I also love hiking and running half marathons.
9. Best Family Vacation: Key West, Florida. We flew in and then took a boat to Dry Tortugas National Park and went snorkeling.
10. Go-To Karaoke Song:
Not a chance…LOL! I could never.

Building the Future of FM – One Standard at a Time
In May, I had the privilege of being part of a team that represented the United States at the ISO Technical Committee (TC) 267 Facility Management meeting in Toronto, Canada. ISO TC 267 is part of an international effort to shape the future of facility management by developing global standards.
With representatives from 53 countries, TC267 has been working toward a shared goal of progressing the international FM standards initiative since 2012. These standards are designed to strengthen our profession by promoting consistency, innovation, sustainability, and, ultimately, an improved quality of life in the built environment. This year’s meeting was especially productive.
Major Milestones
One of the biggest highlights was the progress we made on ISO 41001, the foundational standard for FM. As a member of Working Group 9 for Leadership and Innovation, I worked alongside my international colleagues to refine the full document. The revised framework is being updated to reflect current trends and prepare to meet future challenges — everything from aligning with related ISO management standards to supporting the wellbeing of people and the environment.
We also celebrated the completion of ISO 41002 (not yet published), which focuses on defining Facility Management Organizations (FMOs). This new standard will offer clear guidance on what constitutes an FMO, the various forms it can take, how tasks and responsibilities are organized, and other essential considerations for effective facility management organizations. We expect it to be published by late 2025 or early 2026, and believe it will be a game-changer for the industry.
Published Standards
Since 2017, TC 267 has published the following standards. Many of these are guidance documents that can be very useful to FMs as we work to improve our operations:
- 41001:2018 – Facility management — Management systems — Requirements with guidance for use
- 41011:2024 – Vocabulary
- 41012:2017 – Guidance on strategic sourcing and the development of agreements
- 41013:2017 – Facility management — Scope, key concepts and benefits
- 41014:2020 – Facility management — Development of a facility management strategy
- 41015:2023 – Facility management — Influencing organizational behaviours for improved facility outcomes
- ISO/TR 41016:2024 – Facility management — Overview of available technologies
- 41017:2024 – Facility management — Guidance on emergency preparedness and management of an epidemic
- 41018:2022 – Facility management — Development of a facility management policy
- ISO/TR 41019:2024 – Facility management’s role in sustainability, resilience and adaptability
- ISO/TR 41030:2024 – Facility management — Existing performance management in FM organizations — State of the industry
Standards Under Development
- 41002 – Facility management – Development of the facility management organization
- 41021 – Facility management — Guidance on maintenance management
Why It Matters
Global standards might seem far removed from day-to-day FM work, but they can have real impact. They create a common language and framework for excellence, help organizations improve performance, and elevate FM as a strategic discipline.
These standards don’t just emerge from a black box. They are written by people in our industry — people like you and me. If you’re interested in contributing, I encourage you to get involved through your national standards body. Together, we’re not just supporting best practices — we’re helping shape the future of our profession one standard at a time.

Member Spotlight & Contest Winner: Robin Jellison
Congratulations to Robin Jellison, winner of the IFMA Facility Manager Membership Contest! Robin received the Brown Palace Package as her prize.
Robin shared her appreciation after our visit this afternoon, noting how grateful she was for the gift card and wine glasses. It was wonderful getting to know her and hearing more about her professional journey.
Robin began her career with Jefferson County in 1991 as a construction secretary and steadily advanced into her current role as Project Manager, a position she has proudly held for nearly 25 years. With a background in real estate, Robin excels in the dynamic environment of Jefferson County and speaks highly of her coworkers and supervisors, noting the supportive and collaborative culture she has enjoyed throughout her tenure.

World Workplace Scholarship Recap

The IFMA Denver Chapter was proud to support Jessica Richardson, CFM, SFP, FMP—Senior Facility Manager, Department of Facilities at Metropolitan State University of Denver, as a World Workplace Scholarship recipient this year. Below is Jessica’s firsthand recap of her experience at World Workplace, the premier annual event for the facility management profession.
As with all World Workplace experiences, this year in Minneapolis didn’t disappoint, with a fun-filled time of networking and educational opportunities. Kicking it all off was an inspirational opening keynote from Daymond John. His dynamic, funny delivery underscored the importance of defining goals to map out personal success.
After spending a few hours roaming the Expo, next on the docket was the Welcome Reception held in the Vikings’ stadium. After some half-size hot dogs, it was time for games on the field, where I failed spectacularly at kicking a field goal. Luckily, no one got that on camera… unlike the photographic evidence of Newman and Vimol racing each other through the bouncy maze. Look that up for a quick laugh; it’s guaranteed to be entertaining.
Bright and early the next morning was all about neuroscience, followed by one of my favorite panels of the conference, Women in FM. Our very own chapter happy hour rounded out the second day, bringing in some new friends.
The grand highlight of it all was Friday’s Awards of Excellence luncheon, which brought a humor-filled ending to the conference. One member is now memorialized in a video, to which he shall forever be known as Garth Brooks. May that moniker be long-lived. A special shout-out to our amazing chapter award winners honored at the lunch.
Hoping to see many more familiar faces at next year’s conference in sunny Anaheim!

Jennifer has been married for 22 years and is the proud mom of an 18-year-old daughter pursuing cosmetology at the School of Paul Mitchell. “Need a haircut? I know someone!” she jokes.
She shares her home with two lovable pups—Harlee Sue, a Goldendoodle who resembles a poodle, and Jossi Jo, a tiny Shorkie with a big personality.
After work, you’ll likely find Jennifer cooking dinner and heading out for a peaceful walk—phone-free!—with her dogs.
Karaoke? “Not for this girl,” she says with a smile.

We’ll go inside the airport train maintenance facility (yes, including the tunnels), see how the baggage system really works, and explore areas of DEN that most travelers never get to witness.
